Abstract

The land registration system in Algeria is a real system based on the keeping of a land register consisting of a set of real estate cards. The latter are the result of a general process consisting of a land survey, which is a double process: technical by preparing a plan organized for the municipal sector, and legal by creating an identity card for the property, which is the subject of Ordinance No. 75-74 dated November 12, 1975, which provides in particular for the preparation of a general land survey and the establishment of the land register, which includes a set of numerous and varied regulatory texts which determine how to deal with land registration disputes, where the means of appeal vary according to the nature of the dispute and which can be brought before the land registrar or before the ordinary or administrative courts, depending on the nature of the parties to the action, ending with the legal codification which determines in the land register, which is considered the sole document proving real estate ownership for which it can only be contested before the administrative jurisdiction.
